Our Venice ADU: Harding
This two-story ADU makes a small Venice lot work hard:
- Kitchenette: white slab upper cabinets with round oak pulls, a slatted white oak range hood, a glossy handmade-look tile backsplash, an induction cooktop, a microwave drawer, a beverage refrigerator and panel-ready oak base cabinets
- Stair: oak treads and risers with a black horizontal bar rail and oak handrail, with flush white storage cabinets built into the space underneath
- Oak wall: a full-height white oak panel wall with concealed doors
- Bathroom: green and white vertical tile, a frameless glass shower with a niche and rain head, a floating oak vanity and a marble-look floor
- Upstairs: a loft with wide-plank oak floors and a sliding door to a Juliet balcony, plus an office wall of built-ins: a sit-stand oak desk set into oak side panels, a full-height oak bookcase, white corner cabinets over open shelves, and a white drawer dresser with an oak top
- Outside: a smooth stucco shell, barn-style lights and folding French doors that open the ground floor to the garden
How long an ADU takes
From design through the final inspection, an ADU usually takes about 10 to 12 months. Most of that time goes to design, plan check and utilities; construction is the shorter part.
Permits in Venice
Venice is part of the City of Los Angeles, so ADU plans go through LADBS plan check. Venice is also in the California Coastal Zone, and many projects there need coastal review on top of the building permit. We sort out which approvals apply before design is final.
